Renovating small house for resale and need an opinion on bathroom vs. bigger kitchen? - very small house plans
We bought a small (480 sqm) to renovate a small house with no basement and sell them. It has a bedroom, living room and a very small kitchen and bathroom even smaller. The terrain is great, so I dug a hole to the Foundation and have decided to move to the forefront of the new foundation. Thus the basement 2 bedrooms, bathroom, laundry room and main floor is open, a large living room. Ok ... Here is the question ... Do you want a bath and main floor outside the kitchen or taking out of the tub (which is only an old bathtub 4 feet long) and maintains a bathroom upstairs and keep the small kitchen? I believe that most kitchen and bathroom without my husband thinks differently. Please tell me your opinion.

Everone buying a house is both for comfort and a good size and kithchen quarter unconstrained. Go to the expansion of the kitchen. They spend more time. If the additional funds available to the bathroom on the ground floor, plus a bonus from the sale of the house.
I want to leave a staircase powder, it would be a shame to the room or the kitchen to lose if you must go. Can you elaborate a little kitchen in the swimming area of the bathroom has become smaller?
the kitchen will do more of the house for larger values.
Several REALTORS know, the extension of the Gus-Graphics is the best way to increase the resale value.
Why not fit some toiletries (toilet and sink small base) live in a corner of the ground floor? Just a thought!

I am a woman. I need a bigger kitchen. He would not die if I do not the stairs a few times a day. This is a win-win. go into the kitchen.
with the model that you need a small kitchen can be a problem. Mine is a kitchen with a hole at one end. Everything is in the cupboards. Large storage capacity, up to the ceiling, if necessary, but a necessity in a small kitchen. to the toilet to make a bathroom user, no bathtub. This would allow the company and keep it out of your basement. Have you thought about adding the main floor? Depending on the distribution of the house, can put you in a position at the end of the kitchen to create more space. or, if possible, study outside the kitchen in the living room and savings as the rooms on the first floor bedroom or.

When it comes to homes, to compete with houses in the region.
What is the level and size of dwellings in the area? Have you checked? You should. I would like to Finish this house from the market price when the time comes to market.
The housing market is now saturated (as you know). Security budget.
You can take the tub and installing a shower. Dealing to leave the room. Most women have a greater love for cooking.
because this anyway, I think I should do both. Preservation of the bathtub, but only as a half bath, sink and toilet. Then expand the kitchen as much as you can with the available space. odd, though, as perhaps you may have a small camp or to add more cabinets.
just a thought, can not really help without seeing the drawing.
Good luck!
Remember to sell most of their budgets into the kitchen and bathroom space, because they have a house.

I would keep a half bath on the main floor. I believe that with a single bathroom - in the basement, no less - would be a disadvantage. I know I should not climb up and down the stairs to the bathroom get all the time and I want to send the visitors into the basement toilet.
If I understand what you have for the ground to 480 square meters for a living room, kitchen / dining room and bathroom and a half, you should be able to have an open floor plan design that would be all right. A half-bath can be integrated in a very small space, if you have a pedestal sink or a sink, which directly use brackets to the wall.
Good luck.
You can not deceive you improve your kitchen, and it would expand the space. I would try to keep some kind of dust bath on the main floor with only a chair and sink. It can be installed in a small space and give it a 1 1 / 2 baths are also a plus.
From my experience there are three areas deserve, investment and kitchen, bathroom and toilets. It would be nice to have a room upstairs, especially the elderly and children. Above all, what we need is a toilet and sink. However, you need something more than a small kitchen, because it is a real negative.
